LAKEWOOD , Colo. – May 28,
2008 – Today the National Ski
Areas Association (NSAA) announced the winners of the ninth annual National
Kid’s Safety Poster Contest. The 2007/08 winners were Lynzi Deeter, 11,
representing Snowbasin, Utah, and Larkin Armbruster, 9, representing Vail
Mountain, Colo. For their efforts, Lynzi and Larkin each received a Pro-Tec
helmet.

Ogden Valley residential listings have continued to increase, with 173
single family properties currently on the market. Total first quarter
sales for homes and condos were unchanged from those in 2007 and of the
14 single family home sales closed, 4 sold for over a million dollars,
markedly skewing the average sales price to $825,750—a 75% increase
over the first quarter of 2007. However, half those sales were for
$535,000 or lower and 2 properties were bank-owned or short sales,
reflecting the ongoing buyer’s market. Condo sales totaled 5, though
another 6 sales have closed since the beginning of April. The 25%
decrease in average condo sales price over first quarter ’07 prices is
likely a reverse phenomenon of the marked increase in residential price
as the majority were less expensive units in Wolf Lodge.

The
winter season is off to a fantastic start with natural snowfall of
about 200 inches and a base close to 100 inches at both Powder
Mountain and Snowbasin!
The tardiness of this Market Update is a result of the fact that, in
the last 3+ weeks, conditions for snowboarding and skiing have been
epic. As I speak to folks on the lifts/gondolas, it is clear that
ever increasing numbers of visitors are finding their way to the
upper Ogden Valley, having a wonderful time enjoying winter sports
here, and returning home to share their experiences with others.

Ogden
Valley residential sales activity picked up during the summer with
double digit monthly sales activity from June through August, for the
first time since June 2007. Third quarter single family sales
totaled 17, an increase from the 3rd
quarter '06 sales of 14; and condo sales totaled 12, up from 5 for
the same quarter of '06. However, 2007 YTD sales for both houses
and condos are still ~24% below '06 YTD numbers. Sellers and their
agents are becoming more realistic about pricing as it has become
more apparent that the market correction affecting so much of the
country is also affecting Valley real estate sales. At the same
time, buyers see an opportunity to buy into the Valley at prices that
are still reasonable in comparison to many other resort markets.
